Here are your Evanston real estate statistics. February 2010 versus last month, January 2010—the number of homes for sale is down by three to 22. The number of homes sold, a big difference from last month, we only had four sales in January, had twelve sales in February. The average price and median price pretty much holding steady, 1% decrease in the average price, a 5% decrease in the median price.
The average days on market is down to 40, so it’s a 23 day faster turnaround time, definitely more consumer confidence buying homes in the real estate market today. Changes to the mortgage rules is prompting people to buy even though the changes to the mortgage rules do not really affect the overall real estate market, more of the investors, I guess.
2010 versus 2009, big drop in sales. Our number of homes for sale, inventory down by 50%, 46 to 22. The number of homes sold, pretty close. Twelve to seventeen, so a few more sales last year. The average price up 14% and 12% on the average median price. Days on market is actually taking 17 days longer from a year ago, so we actually had a pretty good February last year in Evanston.
