Council and administration wanted to know when Didsbury could expect to see a figure for the Mount View Lodge Project in Olds during a question and answer period between council and Sam Smalldon, interim CAO for Mountain View Housing during council last week.

The project, originally priced at $17.7 million, has undergone cost overruns from faulty construction with original contractor Stratum Developments.

So it is for single-family home builders in and around Calgary — although spring will likely come late next year, with forecasters predicting the return of the rugged winters of our youth.  Spring is a time of optimism and renewal — at least, so the saying goes.

For single-family home builders in and around Calgary, next spring will be worth the wait, says Richard Cho, senior market analyst for Canada Mortgage and Housing Corp. Detached single-family home construction will increase at a “modest” rate, he says. The Canadian housing resale market was almost five per cent more active in October compared to the previous month,  the Canadian Real Estate Association says.

The 4.6 per cent increase in sales on the agency's Multiple Listing Service follows similar rises in September and August. As a result, activity is 13.3 per cent higher compared to July, the low point for 2010. "National sales activity is now running almost halfway between the highs and lows posted between late 2008 and late 2009, CREA chief economist Gregory Klump said. This suggests that the Canadian housing market may be starting to  normalize."

Alberta will lead the country in economic growth in 2011, building on a resource-led rebound.
In its latest forecast released Wednesday, Scotiabank expects Alberta's economy to expand 3.5 per cent, the most growth among the provinces. The province is expected to post three per cent growth this year. "Resource-related activity is ramping up alongside strong emerging-market demand for key industrial products"

Construction of new single-family homes will be off to a slow start next year, but activity will pick up in the second half of 2011, a Calgary housing conference was told Tuesday.

Lai Sing Louie, a Calgary-based economist with the Canadian Mortgage and Housing Corporation, said the main factor impacting home sales in this province is the number of people moving to Alberta. And that, in turn, depends on the economic health of the oilpatch.

“The oilpatch is improving from last year and obviously that’s a good sign for Alberta,” Louie said at the CMHC Housing Outlook Conference.

Calgary, November 1, 2010 – Home sales in the city of Calgary were down month-over-month in October 2010, showing signs that buyers still remain cautious, despite signs of economic recovery. Year-over-year sales continued to trend lower in the month of October, according to figures released today by the Calgary Real Estate Board (CREB ®).    The number of single family home sales in the month of October 2010 shrank by 7 per cent at 888, compared with September 2010, when sales were 958. The number of condominium sales for the month of October 2010 was 310. This was a decrease of 15 per cent from the 366 condominium transactions recorded in September 2010.

Mutli-family home starts in the Calgary CMA in October made up 56% of all starts, led by the highest monthly total of row housing starts in 20½ years.

Construction started on 438 multi-family homes last month, compared to 230 starts last October, continuing a 10-monthstreak of monthly year-over-year increases and it’s fair to say builders had their starts in a row last month.“A majority of the multi-family starts can be attributed to row housing, as the 250 row housing units started in October represent the highest number of row starts for any month since May 1990,” says Richard Cho, CMHC senior market analyst for Calgary

Sluggish activity on the residential resale market has caused Canada Mortgage and Housing Corp. to lower its expectations for Central Alberta Realtors this year and next.

In its housing market outlook, which was issued on Monday, CMHC projects that 2,900 local home sales will be processed through the Multiple Listing Service this year, down from the 3,770 sales recorded in 2009. Next year’s figures are anticipated to be only slightly better, with 2,950 MLS sales in this region.
