According to the Calgary Real Estate Board, year-to-date sales until the end of August were down nearly 10 per cent compared with the same period in 2009. However, the average MLS sales price year-to-date has increased by nearly four per cent to $291,284. MLS condo sales have declined on a monthly basis for the past four months.

The final southwest stretch of the ring road planned to eventually encircle the city will not be approved if government proposals are unacceptable to the community, according to a local MLA. On Saturday, Calgary-Elbow MLA Alison Redford addressed a group of about 300 local residents opposed to constructing the stretch of highway. The number of Albertans behind on their mortgages has risen dramatically in the past three years with the province sporting by far the highest rate in the country. According to data as of June by the Canadian Bankers Association, there were a total of 500,429 mortgages in Alberta, through banks belonging to the association, and 3,707 of those, or 0.74 per cent, were considered to be in arrears of three or more months.

New home prices in the Calgary census metropolitan area remained flat in July but were up from year-ago levels, says Statistics Canada. The federal agency reported today that the New Housing Price Index for the Calgary CMA was unchanged from June. However, it increased by 2.7 per cent from July 2009. At the national level, the NHPI decreased by 0.1 per cent in July, the first decrease at the Canada level in 13 months.  It was up, though, by 2.9 per cent from last year. Between June and July, prices decreased the most in Greater Sudbury and Thunder Bay (1.9 per cent), London (1.8 per cent) and Windsor (1.5 per cent), said Statistics Canada. The largest monthly increase was in Kitchener-Cambridge-Waterloo at 0.6 per cent.

How come new low-rise home sales in the GTA in July dropped almost to mid-recession levels? How come the volume of resale home sales in July fell 34 per cent from the same month last year and new listings dropped to the lowest level for the month of July since 2002?
